Exclusive Listing:
WORST NIGHTMARE

OR DREAM COME TRUE?

"It depends on the broker you choose," said Richard Jebb, VP & Managing Director of Commercial Real Estate for Prudential Snyder of Bloomington, IL.

Using a broker -- "out of the question?" or "the more, the merrier" for sellers of manufactured home communities?

An exclusive listing with the right broker can be like using a laser beam to hit your target. "An exclusive listing with the wrong agent is a motivated client's worst nightmare...with the right agent, it's the most effective marketing strategy available to an owner," Rick Jebb told Marketplace Editor Patti Greco. For someone who's closed 7 out of 8 manufactured home community listings over the past year, for an average of 98% of asking price, Jebb offers food for thought.

How do you benefit from an exclusive listing with the right broker? You gain:

  • A controlled marketing effort, avoiding over shopping or needlessly confusing managersand residents.
  • Access to a buyer database managed by market specialists who communicate daily with buyers, sellers, & managers.
  • The increased probability of a full price sale & closing, via your exclusive broker's ability to "create competition" by drawing more than one buyer to the table.
  • Your broker's commitment to take the time & resources necessary to market your property effectively.

Studying 3/4ths of the sellers who stated they would "never do an exclusive," Jebb notes that 1/2 of them really wouldn't, & 1/2 changed their minds, once they understood the benefits of this relationship. Interview brokers to find the right person for you. Many brokers have a limited under-standing of the marketplace, don't know how to price properties, don't take the time required to understand you or your community. "Beware of the buyer agency disguised as a seller representative," said Jebb. "Too many brokers have only one or two buyers in mind -- a friend, for ex. -- & they'll try to force a match that isn't the right one for you, the seller."

Rick Jebb, who works only on an exclusive basis, was a top speaker at George Allen's first Networking Roundtable. With 15 years brokerage experience, & two advanced degrees, including an MBA from the University of Chicago, he has a unique background in finance, environmental policy, & urban & regional planning.
