abandoned trailer

I own the land in Fl. free & clear. I purchased a mobile home which was mortgaged, filed Ch 7 bankruptcy, I surrender the mobile home to the mortgage company, they were supposed to move it off my land 8 months ago can this be consider abandoned?

Hmm well as they own it i cant see it as abandoned.

Many states and local authorities have adopted rules and regulations concerning the maintenance of foreclosed homes. Check with your local building code enforcement department.

Send the mortgage company a registered letter demanding that the home be removed with in 30 days. Tell them if the home is not removed you will start to bill a monthly storage fee. I think that under Florida law after 30 days they will have to pay a reasonable fee. Talk to any local park owner or manager to find out what the local going rate is for lot rental to determine that fee.

Most manufacturers were etching or stamping the number into the steel frame even back in the early 70s. It is often difficult to find on the older homes as there is probably surface rust hiding it. Some sandpaper may help uncover it.

Check the front bumper where the hitch is or was. That is where all serial number are stamped today. On some older homes you may find the number stamped into the main I beam of the steel frame under the home. Most often you will get lucky near the hitch end on the front door side I beam.

If you still cant find it and the home has been on the property for many years you might find some help at the local building permit authority. In the county where I live we have been required to pull a permit and record the Vin # for MH installations since the 60s.

Today there are states that don’t require titles for manufactured homes. That was not the case back when your home was built. In most states manufactured homes were treated like cars. The DMV issued titles and in most required annual registration. So you might find some vehicle records with the current/past address or owners name of the home.

Alternatively you may find the number recorded at the local Property Appraisers office. When they come around to fix a price on your real-estate for tax purposes there are many good reasons to check that the MH is the same unit as show in past records

Lastly you can check the local recorded real-estate deeds. In may locations when a MH is conveyed with the land the serial number is recorded on the deed.
