You don't say where you are but in most parts of the country the price of relocating a home has gone up considerably.  A national standard for MH installation was adopted a few years back and the new standard has brought the cost of setting up a single wide her in Florida from $500 to about $3500 !!!]]></description>

      <description><![CDATA[we had ours moved (this was awhile back) some 15-20 miles onto a lot.  you look in the yellow pages under &quot;mobile home movers&quot;, then you negotiate the cost.  I think it cost us around $300 for this distance.  Included placement and set up.

      <description><![CDATA[Gina, I do not have the dblwide you are seeking, but we did purchase a '76 sgle wide 10 yrs. ago.  Although the current tax value does not reflect its true value , I just wanted to say how completely happy we've been with this mobile home, albeit older and merely singlewide.  

It sits on rented land, immeasurable in beauty.  I love the wood panelled walls, the carpet, the layout, especially the kitchen.  

When we relocate to another state, I'll be looking at other Lancers...that's how happy we've been in our modest, but lovely mh.]]></description>

You have gotten a small number of views compared to some of our listings. Our company has a listing you can see   HERE   and has been viewed 1371 times and I'm still waiting for a buyer.  

I have been selling manufactured homes for almost 30 years.  I have had homes that sold the first day we put a sign on them.  Others that I thought would sell fast that took 18 months to find the right buyer for.  Buying a home is a very personal experience.  You have to find exactly the right person that sees or that you can help to see the same dream possibilities that you envisioned when you purchased it. 

While I am not familiar with your part of Florida I can tell you this.  We are going through a housing sales slump now across the country.  The rising cost of building materials, interest rates, and a huge surplus of unsold new homes on the market is depressing sales and prices everyplace.  

In addition your home is on leased land which can make it a bit more difficult to sell sometimes.  Your buyer not only needs to fall in love with your home but with the community's location and features where your home is located.  

I am near Ocala Florida and pre-owned homes in golf course communities with tennis courts, social activities, busses to the mall and two swimming pools are selling for a bit less than what you are asking.  Again I dont knnow your area, so this may not indicate that your price is too high.  You might want to ask around and see what the last few homes, close in size and age to yours, in the park, sold for.  

Sales are slower in most parts of Florida between Easter and Xmas.  Not too many folks vist or think about moving to Florida in the warm parts of the year.

Don't be discouraged.  The current sales slump is starting to show some signs of getting better and as soon as it gets cold up north again we will have many more buyers in our southern markets.  

If you feel like you just cant wait you might want to consider placing the home on consignment with the park manager or a local manufactured housing retailer.  Often it takes a pro that has no personal attachment to get the job done faster.

Our system doesn't show a listing from you, although your user account is in our data base.

Any chance you surfed off to another page while the order was being processed?  

When a listing has been accepted there are two confirmation screens, one verifying the credit card information and the second approving the charge.

Please log in,choose &quot;Add a Listing&quot;, and resubmit the listing being sure to fill out all the required fields and wait a moment for the confirmation screen.  If the order doesn't go through the confirmation screen will tell you why.

The number one reason submissions fail to process are empty fields that are required.  All required fields are marked with a red asterisk.   The second most common problem is people don't wait for the confirmation screen that appears any time a credit card is processed.  And in your case I am sure that screen didn't appear.

Please give it another try.

      <description><![CDATA[I filled out the form and added my credit card info and clicked 'submit'.  It took me back to the page with the four steps. If you took the picture with a digital camera it might be simplest to check the settings on the camera and adjust to a smaller image dimension and a higher compression (if necessary to reduce file size). 

If your scanning photos you might be able to adjust both the image size (width x height) and the file size (compression usually represented in percentage) that the scanner delivers.

The third is to use an image editor such as Irfan Veiw http://irfanview.com which is free and will take care of a most image editing needs. To reduce the width, open the image file. Look for the &quot;RESIZE&quot;command found on the &quot;IMAGE&quot; menu. Here you will find that you can change the image size by entering a new width, 800 is a good size, and checking the &quot;Preserve Aspect Ratio&quot;. You can adjust file size in KB under options with the &quot;save as&quot; command. 

Most image editors use similar terms so you can take a look at whatever program you might have.

      <description><![CDATA[I have just registed to sell my home and I am trying to upload my photos.  The size of my photos are 1354 x 2032 but an error message comes up telling me that my photos are the wrong width.  Can anyone tell me how to rectify this please?]]></description>

Price fields will only accept numerals.  Dollar sign, and other punctuation is added automatically.  Just add the numbers and the system will take care of the rest.  

Comments and so on belong in the Full Description and Condition Field.
