During this economic recession and credit crisis, real estate
and mobile home investors are experiencing a change in the dynamics of
investing. What worked during a period of easy money, affordable financing
and rapidly appreciating home prices may not work quite so well in this
environment. Strict regulations are being implemented in many states and
the federal government is creating legislation that will continue to alter
creative investing techniques as well as owner finance sales.
I believe that the excesses of yester-year will result in
more and more foreclosures in the coming years which will create an enormous
opportunity for those with cash or access to cash. This is an opportunity
for you to capture some of the coming, great transfer of wealth in this
country.
As fewer and fewer lenders are willing to finance end
buyers of mobile homes, the prices will continue to drop further and further. This means that investors
will need less and less cash to capture these growing opportunities.
Creative investing techniques can further decrease the needs of investors to
have cash. The amount of private money available through self-directed
IRA's and baby boomer savings should mean less harsh "hard money" terms during
this time, thus providing more cash and opportunity to investors who can
understand the value and potential of mobile homes with land.
The land/home property is much like creating your own
small mobile home park one unit at a time. No park owner can show up one
day and tell you that you can no longer sell or rent mobile homes in their
park. You own the land and make the decisions. By owning the land and home
you also experience greater control over the investment. If a tenant or
buyer defaults, you have the ability to attack the problem from both the note
holder and landlord perspective. This can often expedite the return of the
property to you in the event things do not work out and in many cases cost you
less in legal expenses. What better way to protect your investment than to
increase your control and decrease your risk?
As property values decline and foreclosures grow in
number, investors will be able to purchase and control the properties for less
and less money. I have found that my mobile homes with land properties
rent for nearly the same amount as comparably sized stick built properties but
they cost me far, far less to purchase. This means that my investment
dollar is returning more money. Less money at risk, more income per dollar
invested is why I prefer mobile homes with land.
