LOSS OF BUSINESS INCOME and EXTRA EXPENSE COVERAGE OVERVIEW for MANUFACTURED HOME COMMUNITY OWNERS

Basic Coverage Description:

The policy pays for

  • your loss of business income
  • plus necessary extra expenses incurred due to the loss
  • when business operations are suspended
  • due to a covered cause of loss (wind, fire, etc.)
  • during the period of restoration plus 30 days
  • but never greater than 12 months from the time of the loss
  • and never greater than the insurance limit shown for the location.

What is not covered

The time frame after the property has been restored, plus 30 days, (the time during which park sites that were leased prior to the loss are now being re-leased – The “lease-up” period).  Once the community is  ready to lease a home site that held a tenant owned home that was removed by a covered peril (ex. wind), coverage stops after 30 days.

Note:  “Extended Indemnity” Coverage is needed to cover the loss of rent during the “lease-up” period
